We had an outstanding experience working with Martin and his team at Watermark while purchasing our first home. As first-time homebuyers, the process felt overwhelming at times, but Martin guided us every step of the way with professionalism, patience, and expertise. His team was responsive, professional, and kept everything moving smoothly from start to finish. Their communication and attention to detail made what could have been a stressful process feel easy and manageable. We are so grateful for Martin, Dana, and the entire Watermark team for helping us buy our first home. We couldn't have asked for a better lending partner and would highly recommend them to anyone looking for a knowledgeable and customer-focused mortgage team. Thank you for helping make this milestone possible!

I'm glad I found this lender. They offered a competitive rate and reasonable closing costs. Mike and Dana were very helpful throughout the home-closing process. They responded quickly to my questions, and the loan closed quickly as well.

Worked with Ron Trejo to sort a refinance when I was buying an ex out of a house. He was very patient as the process (due to issues on my end with the ex) was dragged out a bit longer than it should have been. Definitely recommend, and I would refinance through them in the future!

The Finest Customer Service ... Period! I had the good fortune to reach Edie, Senior Servicing Manager for the bank when I had questions about our mortgage. She was one of the most knowledgeable financial professionals I have ever spoken with. She was preparing for an important meeting (which usually results in a transfer to another person/department). Did this happen? ... NO it did not. Despite her need for uninterrupted focus, she took my call, never made me feel rushed, and answered all my questions ... which took a good 15 minutes out of her day. One of the qualities I relished most about Edie was her enthusiasm and sense of humor. I felt like I was speaking with a good friend that really cared about me. I wish all my interactions were like that. Edie even went so far as to email me all the documents that I needed AND gave me her direct line, just in case I had more questions ... Who does that?? ... Clearly someone that loves their job and puts the bank's customers first. Watermark Capital is lucky to have Edie! If I could give her 10 stars I would. She's just that good. PS. If you're looking for an exceptional bank ... look no farther than Watermark Capital. I've had my mortgage with them for years and they are one of the most responsive and helpful banks I have ever dealt with.

My wife and I recently worked with Douazong Lee and Stephanie Marroquin and our experience could not have been more courteous, insightful and professional. Not only did we complete our mortgage refinance in less than a month but the interest rate and closing costs were the best we could find. We highly recommend Watermark Capital, Inc and Douazong and Stephanie! Gib and Jane Fugate, West Lafayette, IN

This is the second time I’ve refinanced with Watermark and, in both instances, they offered the best rate and were quick to close. Mike Greenberg and Dana Chupp are a breeze to work with and really do put in the effort to provide excellent service. They have a secure online portal for submitting and reviewing financial docs which gives me peace of mind that sensitive info isn’t kept in someone’s email inbox. I wouldn’t hesitate to refinance with Watermark again.

We worked with Ron Trejo at Watermark to refinance our mortgage, and it was an extremely positive experience. Ron was honest, knowledgeable, and always available when we had questions about numbers or next steps. It's a big decision, but Ron and Watermark made it a pleasant one.

The Basics

What is a Jumbo Loan?

A Jumbo loan is a high-value mortgage designed for properties that exceed the standard conforming loan limits set annually by the Federal Housing Finance Agency (FHFA).

Because these loans aren’t backed by government agencies, private investors set the rules. This allows for highly tailored financing strategies—including alternative income verification for complex earners and flexible down payment tiers to help you preserve your liquid assets while securing premium real estate.

Jumbo Mortgages at a Glance
When it applies:

Required when your target financing exceeds the local baseline or high-cost county conforming limits.

How income is verified:

Standard W-2s, complex tax returns, or strategic asset depletion for high-net-worth individuals with low paper income.

How underwriting works:

A comprehensive evaluation focused on your total financial strength, including credit depth, property valuation, and post-close liquidity.

Best for:

High-net-worth individuals, luxury homebuyers, and established professionals purchasing in premium real estate markets.

Built for High-Value Markets

Premium real estate requires capital that scales beyond standard limits. We offer strategic advisory and specialized underwriting designed for complex financial profiles and luxury acquisitions.

The Established Professional

High Earnings in Premium Markets

Standard conforming loan limits restrict buying power in expensive coastal and metro areas. Jumbo financing provides the scale necessary for high-earning W-2 professionals to acquire luxury primary residences.

The High-Net-Worth Earner

Significant Assets, Complex Income

True wealth isn’t always reflected on a standard tax return. We explore strategic underwriting options that can utilize liquid assets, RSUs, and investment portfolios to help qualify for high-value properties.

The Successful Entrepreneur

Navigating Business Structures

Smart corporate tax strategies often complicate traditional mortgage qualification. We help self-employed buyers navigate Jumbo underwriting through a comprehensive evaluation of total financial strength.

The Second-Home Buyer

Expanding Your Real Estate Portfolio

Acquiring a luxury vacation property or exclusive getaway requires specialized capital. We help structure financing tailored specifically for high-value secondary residences in competitive destination markets.

Who is a Jumbo Loan Built For?

Watermark vs. Typical Retail Banks

Securing premium real estate requires more than just capital—it requires a financing strategist. While big retail banks treat your mortgage like a standard transaction, we provide a white-glove advisory experience.

Frequently Asked Questions

A Jumbo loan is a mortgage that exceeds the standard conforming loan limits set annually by the Federal Housing Finance Agency (FHFA). For 2026, the baseline national conforming limit is $832,750, while designated high-cost counties have a ceiling up to $1,249,125. If your required financing exceeds the limit for your specific county, the loan cannot be backed by government agencies like Fannie Mae or Freddie Mac. Instead, it is funded by private investors, which allows for specialized underwriting rules tailored to high-value properties.
You do not strictly need 20% down for a Jumbo loan; many modern Jumbo programs typically allow down payments between 10% and 15%, depending on the loan size and your overall financial profile. While massive down payments were historically the norm, today’s Jumbo financing utilizes tiered structures. For example, a $1.2M loan might require a lower percentage down than a $3M loan. Your Watermark advisor can help model different down payment tiers to help preserve your liquid capital.
Because Jumbo loans carry higher risk for private investors, they typically require stronger credit profiles—generally targeting a 680 to 720+ FICO score—alongside lower debt-to-income (DTI) ratios. However, requirements are not standardized across the industry. They scale dynamically with the loan amount; a $1M loan will have different credit, income, and appraisal mandates than a $4M Super Jumbo loan.
Not necessarily; in many rate environments, Jumbo loan rates are highly competitive with, and occasionally even lower than, standard conventional rates. Because Jumbo loans are held by specialized institutions and investors who value high-net-worth client relationships, their pricing strategies differ from standard government-backed loans. Market conditions dictate the exact spread, but Jumbo rates are generally very aggressive.
Post-close reserves refer to the liquid assets you must have remaining in your accounts after your down payment and closing costs are paid. Jumbo underwriters require this safety net to ensure stability. Typically, this requirement ranges from 6 to 12 months of mortgage payments held in verifiable liquid or semi-liquid accounts (such as savings, stocks, bonds, or eligible retirement funds). The exact amount depends on the loan size, property type, and your credit strength.
Watermark utilizes holistic underwriting capable of calculating qualifying income from complex tax returns, business distributions, restricted stock units (RSUs), and even asset depletion. High-net-worth borrowers often have lower “paper income” due to smart tax strategies. Our advisory team understands how to properly package and present your total financial strength to specialized Jumbo investors who look far beyond a standard W-2.
Yes, Jumbo loans are regularly utilized to finance luxury second homes, vacation properties, and high-value investment real estate. Keep in mind that underwriting guidelines—such as minimum down payments, credit score targets, and post-close reserve requirements—are typically stricter for non-primary residences.
Yes, Jumbo refinancing is fully available for both rate-and-term adjustments and cash-out strategies. If you have significant equity in a luxury property, a Jumbo cash-out refinance can be a strategic way to access high-capacity liquid capital for other investments, renovations, or consolidating a first and second mortgage into a single streamlined payment.
The evaluation is more thorough due to the complex financials usually involved, but with an experienced advisory team, the timeline is highly comparable to a standard loan. Big retail banks often cause Jumbo delays because their standard processing staff aren’t trained for complex tax returns. At Watermark, your dedicated advisor proactively navigates the nuances of Jumbo underwriting—including potential dual-appraisal requirements—to ensure a streamlined, on-time execution.
Yes. High-net-worth buyers often prioritize privacy, asset protection, and estate planning. While many traditional retail banks require you to close the loan strictly in your personal name, Watermark offers specialized Jumbo financing options that allow you to vest the property in a limited liability company (LLC), revocable living trust, or other family entities.
Yes. For many wealthy buyers, a mortgage is a strategic tool for leverage rather than just a debt to be paid down. We offer Interest-Only Jumbo structures designed specifically for borrowers who want to minimize their initial monthly cash outflows. This strategy allows you to keep your primary capital actively deployed in higher-yielding investment portfolios or business ventures while still securing the property.

Yes, we provide specialized Jumbo financing for what the industry calls “Non-Warrantable Condos.” Standard retail banks frequently deny loans for high-end urban high-rises or luxury developments because the building’s homeowners’ association (HOA) doesn’t fit into a rigid, government-backed checklist. Our private Jumbo capital allows for a more common-sense evaluation of luxury condo projects, making it significantly easier to secure a premium primary residence or secondary city retreat.
